Coastal, ocean front, and flood plain structures are required to have all habitable space above the mean high water mark, resulting in homes placed typically on high piers or columns. The same environment offers other challenges to the designer, such as wind loads. Combine these issues with the desire to achieve a special appearance, access to beautiful views, and the result is the structure typically seen on our beachfronts and lake shores.
The same structural demands require additional engineering on the structure to assure compliance with the associated building codes. The designs found here, if located in a coastal or ocean front environment, will need to be evaluated by an engineer and certified as such. Of course, all of these plans will look and live great on lower piers with lattice fill and still provide that resort or lakefront look.
